Forest Nook Lodge is available for booking all year round and offers an exclusive holiday experience in the heart of the Solway Coast .

The weekly tariffs are all inclusive of gas, electricity, bed linen, towels and weekly cleaning.

Short stays are available, with a minimum of a 3 night stay, all short stay enquires must be approved by Forest Nook Lodge management.

On reserving a holiday at Forest Nook Lodge, you agree to the following Terms and Conditions.

Booking

• A reservation can be made by telephone or via an email enquiry, a copy of the booking form can be sent in the post or downloaded from the Website.
• A reservation will be held for 5 days, within this period the deposit and security bond must be received.
• If no deposit is received the holiday will be re advertised and the booking cancelled.
• The deposit must be accompanied by the completed booking form, containing the name and address of all occupants.
• Acknowledgement of receipt of the deposit and confirmation of the booking will be made within 14 working days.
• The Minimum period of rental is 3 nights.

Payments

A non refundable deposit of 15% of the holiday tariff must be sent with the Booking form to secure the holiday.

• The payment in full must be received 4 weeks before the start of the holiday.
• If the payment is not received the booking will be cancelled and re advertised.
• A security bond of £100 must be provided with the booking form, this bond is in case of breakages, additional cleaning for the Lodge / Hot Tub / Sauna and any inappropriate behaviour.
• The bond will be refundable following inspection of the lodge on your departure.
• If damages / fees result in replacement fees of more than the security bond a departure invoice will be issued and you will be liable to pay this invoice within 30 days.
• All payments must be made by Cheque and must be cleared before the time periods set out above.

Cancellation

• We understand that from time to time due to unforeseen circumstances holidays have to be cancelled.
• All cancellations must be notified in writing, however the first instance can be via telephone.
• In the case of a cancellation 5 weeks or longer prior to your holiday, the booking will be re advertised and your security bond will be returned.
• In the case of a cancellation 2 – 4 weeks prior to your holiday, the booking will be re advertised, you will be liable to pay a further 20% of your holiday. If a replacement booking can be secured your 20% will be returned.
• Should you wish to transfer to another week in the same year a £15 admin fee will be charged, your deposit and security bond will be transferred to the new dates.
• If a transfer is made to a more expensive week (s) the difference will become immediately payable.
• If a transfer is made to a cheaper week (s), the original booking will be re advertised, if a new booking is made the difference will be refundable, in no new booking is secured 50% of the difference will be refundable.

General Conditions

• Arrival will be after 4 pm and the lodge must be vacated by 10am on the day of departure.
• Forest Nook Lodge is a strictly NO SMOKING property, this applies inside and on the decking and in the Hot Tub.
• All cigarette/cigar ends must be deposed of and not left on the ground outside the property.
• Pets are not allowed at Forest Nook Lodge.
• No candles are allowed inside or out at the lodge.
• The lodge must be left in the same condition and cleanliness as it is on arrival.
• No over occupancy is allowed, the maximum people as identified on the booking form can occupy the lodge. ( The lodge maximum occupancy is 6 people )
• The property must be left secured whilst unoccupied during a period of rental.
• Any defective equipment or breakages found must be reported immediately
• Any damage / breakages are the responsibility of the guests and must be paid for.
• Access for urgent maintenance must be allowed during a period of stay. The owners of Forest Nook Lodge reserve the right to access during a stay for this purpose.
• In the interest of Health and Safety before using the Hot Tub / Sauna guests must read and adhere to the safety notices and conditions of use which can be found in the lodge and at the Hot Tub / Sauna.
• Maintenance and Cleaning of the Hot Tub / Sauna has to be carried out on a regular basis, these facilities may not be able for use on your arrival.
• Children under 16 are not allowed to use the Hot Tub or Sauna.
• Excessive noise is not permitted and any complaints from neighbouring properties will result in you being asked to vacate the premises.
• All heating / lighting / electricity are provided as an all inclusive holiday package, however it must be requested that usage is on an as required basis and heating/lighting should not be left on when not needed and switched off prior to vacating the premises.

Extraordinary Circumstances / Force Majeure

It is our intention to make your holiday as perfect as possible, however in the unfortunate circumstance that we have to :

• Cancel your holiday for reasons outside our control or the lodge is not available for your rental on your day of arrival, we will endeavour to find an alternative or refund any booking fees in full.

• Close the Hot Tub / Sauna we will endeavour to rectify the problem as soon as possible.

If your payment is sent but not received and final confirmation is not sent you should contact Forest Nook Lodge immediately to ensure your holiday is not cancelled. Forest Nook Lodge can not take responsibility for the postal service.

Insurances / Liability

•  No liability is accepted for any loss, damage, sickness, death or injury, howsoever caused, which may be sustained, during the holiday to any member of the hirer's party or any invited person, or any vehicles and its contents, or any personal possessions you bring with you unless caused by proven negligence of ourselves.

•  We do not provide insurance against this or against loss or injury while you are on holiday and you should seek to obtain your own holiday insurance for your stay.

• We make every effort to ensure that the information and lodge descriptions contained on our web site and in our brochure and the accompanying leaflets are accurate. We do however reserve the right to make small changes and we accept no liability for minor inaccuracies.
